Smoke Alarms – Victorian regulations state that it is the Landlords responsibility to maintain smoke alarms annually in residential rental properties per the Victorian Building Authority. It is highly recommended by our agency to participate in an annual servicing regime to ensure your property is compliant with VBA Practice Note 2006-27

Gas appliances – Carbon Monoxide Service to Ducted heating, space heaters, wall furnaces and gas log fires.

The Residential Tenancies Act (1997) requires that landlords ensure gas heating appliances supplied in their rented accommodation are properly maintained and safe to use.

Energy Safe Victoria recommends that gas heating appliances are serviced at a minimum every two years and ambient conditions such as adequate ventilation testing to reduce the risk of carbon monoxide leaking.

  2. Carbon Monoxide is a colourless, odourless and tasteless gas making it invisible to humans?
  3. Energy Safe Victoria does not endorse the installation of carbon monoxide alarms as a primary method of reducing the threat of CO poisoning in homes but, strongly promotes the servicing of gas heaters every two years.

  1. Clean heater unit – burner, injectors, filter, draft diverters and ration ports.
  2. Inspect heat exchanger.
  3. Check thermostat.
  4. Test and adjust burner pressure.
  5. Test for negative draw with extraction fans operating.
  6. Test for Carbon Monoxide emissions.
