Does your rental property meet minimum safety standards relating to smoke detectors and gas appliances?

Smoke Alarms – Victorian regulations state that it is the Landlords responsibility to maintain smoke alarms annually in residential rental properties per the Victorian Building Authority. It is highly recommended by our agency to participate in an annual servicing regime to ensure your property is compliant with VBA Practice Note 2006-27

Did you know?

  1. Smoke alarms must be positioned in specific location and tested per Australian Standard 3786?
  2. 6 out of 10 smoke alarms in rental properties that have not engaged an independent smoke alarm service contractor do not operate correctly – if at all?
  3. Smoke alarms have expiry dates and only last a maximum of 10 years?

Win Real Estate recently advised all our investment property owner clients that they can take advantage of a special promotional deal we negotiated with Smart House Fire, Electrical, Gas and Plumbing safety services and whilst we saw a good number of enrolments, there are still many property owners who have yet to sign up to this low cost – high value service.

Included for a low annual fee - call us to find out our special discounted rate - are;

  1. Unlimited callouts to the property for 12 months.
  2. Unlimited replacement of both mains powered and battery-operated alarms if faulty or expired.

Gas appliances – Carbon Monoxide Service to Ducted heating, space heaters, wall furnaces and gas log fires.

The Residential Tenancies Act (1997) requires that landlords ensure gas heating appliances supplied in their rented accommodation are properly maintained and safe to use.

Energy Safe Victoria recommends that gas heating appliances are serviced at a minimum every two years and ambient conditions such as adequate ventilation testing to reduce the risk of carbon monoxide leaking.

Did you know?

  1. Carbon Monoxide (CO) is a toxic gas that can be emitted from faulty, damaged or poorly maintained heaters?
  2. Carbon Monoxide is a colourless, odourless and tasteless gas making it invisible to humans?
  3. Energy Safe Victoria does not endorse the installation of carbon monoxide alarms as a primary method of reducing the threat of CO poisoning in homes but, strongly promotes the servicing of gas heaters every two years.

Win Real Estate strongly recommends to all investment property owners to engage an independent contractor who can perform the following checks;

  1. Clean heater unit – burner, injectors, filter, draft diverters and ration ports.
  2. Inspect heat exchanger.
  3. Check thermostat.
  4. Test and adjust burner pressure.
  5. Test for negative draw with extraction fans operating.
  6. Test for Carbon Monoxide emissions.

Call us now to discuss your requirements for these important services which provide safety, comfort and peace of mind for landlords, tenants and agents!
